Leithauser Condominium Lofts
800 E. 3rd, St. Paul, MN A once-vacant and demolition-threatened
118 year old brick storefront building in East Side Saint Paul has
been converted into six condominium loft-style units, compatibly
fitting 19th century Italianate commercial architecture with contemporary-designed
residential interiors. An adjacent lot with a semi-recessed 7 unit
garage topped with two new cottages is also part of the development.
Design for Preservation and Karen Gjerstad AIA created interior
unit plans that took advantage of interior brick walls, using original
wood plank floors and keeping the high ceilings. Generous storefront
windows restored to original configurations became distinctive features
for front-facing units. The new cottage units feature expansive
walls and vaulted ceilings within an exterior architectural expression
that acknowledges nearby traditional houses.
